A residential move is everything in the house, not just the heavy things
Residential moving means we take responsibility for the whole household — furniture, boxes, the awkward items nobody wants to think about, and the order things arrive in at the other end.
Most people call a mover picturing the sofa. The sofa is the easy part. What makes a move long and expensive is everything around it: the closet nobody packed, the garage that turns out to be full, the lift that has to be reserved, the parking that is not there when the truck arrives. We plan for those before the date is confirmed, because they are the parts that turn a six-hour move into a ten-hour one.
Who this is for
- Homeowners moving house. A two- to five-bedroom home, packed or part-packed, moving across town or across the state.
- Families on a deadline. Closing dates that do not line up, with storage bridging the gap.
- Apartment and condo moves where building rules, lifts and loading zones decide the schedule.
- Downsizing and estate moves, where part of the household is going somewhere else entirely.
If you want a crew for a few hours to shift a small number of items into a truck you have already rented, that is labor-only moving and it is a different service.
The parts of a household move
Take all of it or take the parts you want. Most residential moves use two or three of these together.
Packing
Full or partial packing by the crew who will carry the boxes, using materials sized to what goes in them.
Packing servicesStorage
For the gap between closing dates, or for the part of the household that has nowhere to go yet.
StorageSpecialty items
Pianos, safes, oversized art and anything that needs its own plan rather than another set of hands.
Specialty movingLong-distance
Moves leaving Oregon or arriving from out of state, scheduled around a delivery window rather than a single day.
Long-distance movingJunk removal
The things that are not coming with you, cleared on the same visit rather than left for you to deal with after.
Junk removalLabor only
You have the truck or the container. We supply the crew to load it properly.
Labor-only movingWhat happens between the quote and the keys
Tell us about the move
Where you are going, roughly what you own, and when. Two minutes on the quote form or one phone call. The more accurately you describe the garage, the closer the estimate lands.
A walkthrough, then a written estimate
In person for a house, over video for smaller moves. We look at access, stairs, parking and what actually needs packing, then put a number in writing rather than a range that moves later.
Pack and protect
Furniture blanket-wrapped, floors and door frames covered, fragile items packed by the crew who will be carrying them. Boxes labelled by the room they are going to, not the room they came from.
Moved and set down
Everything placed where you want it and beds reassembled. The crew does not leave until you have walked the truck and the house with them.
The difference is almost always preparation
Moving crews do not fail at lifting. They fail at the things nobody checked: a truck too small for the last load, a building that will not release the service lift, a street with no legal place to stop. Those are decisions made a week before, not on the day.
Our estimates are built from a walkthrough rather than a phone guess, so the truck and the crew are sized to the household rather than to the calendar. Where a city or a building requires a permit or a reserved loading zone, that is arranged before the date is confirmed.
Where we will tell you no
Being straight about limits is part of the job:
- Hazardous materials. Fuel, propane, solvents, ammunition and open chemicals do not travel on the truck.
- Live plants and pets. We do not transport them.
- Some specialty items need their own plan. Grand pianos, gun safes, hot tubs and large aquariums are quoted separately rather than folded into an hourly rate.
- Very short notice on peak dates. The last weekend of the month in summer books out. If we cannot staff a move properly we will say so rather than send a crew that is too small.
Two Oregon markets, one crew standard
Residential moving is available across both markets and between them. Portland to Eugene and back is one of the moves we do most.

Vancouver moversResidential moving, answered
How far in advance should I book a house move?
Two to three weeks for a house in most months. From late June through August, four to six — Portland and Eugene peak at the same time and the end of the month goes first.
Do I have to pack, or can you do it?
Either. Full packing means we handle everything including the kitchen and the closets. Partial packing is more common: you do the clothes and books, we do the fragile rooms. Both are quoted as part of the move rather than separately.
What if my closing dates do not line up?
That is what storage is for. The household goes into storage after the first move and comes out when the new place is ready, handled by one company rather than three.
Do you move between Portland and Eugene?
Yes, regularly, in both directions. It is treated as a single-day move rather than a long-distance one.
Will you disassemble and reassemble furniture?
Yes. Beds, table legs and standard flat-pack furniture are taken apart and put back together as part of the move. Anything that needs specialist tools or was assembled in place gets flagged at the walkthrough.
What will it cost?
It depends on the size of the household, the access at both ends, and how much packing you want. That is why the estimate follows a walkthrough rather than a price list — a published hourly rate tells you very little about what a four-bedroom move actually costs.
